Which certificates you need

Depending on the property and the region, a sale usually needs an energy performance certificate (EPC), an asbestos certificate and an electrical inspection report, and sometimes a soil or heating certificate too. Exactly which ones depends on what you are selling, and where.

What a certificate specialist does

An accredited specialist inspects the property and issues the official certificate: an accredited energy expert for the EPC, a certified inspector for the electrical report. They are licensed and independent, and it is their certificate that makes your sale compliant.
